The market offers two fundamentally different approaches. Prefabricated bunkers are manufactured products — designed in a factory, delivered, installed. Custom-built shelters are engineered from scratch for a specific site and brief. The difference is not primarily about money; it is about what you can achieve and what you cannot.

What Prefabricated Bunkers Are

A prefabricated bunker is a manufactured unit — typically a corrugated steel cylinder — built to standard dimensions, delivered, craned into an excavation, backfilled, and connected to power and ventilation. Entry price range: $20,000–$200,000 for the unit alone, excluding excavation, installation, and stocking.

Their advantages are real: manufactured quality control, known specifications, faster delivery, lower entry cost. Their limitations are equally real.

What Prefabricated Bunkers Cannot Do

They cannot be sized to occupancy. Standard dimensions may not accommodate 12 people for 14 days without connecting multiple units.

Steel does not match reinforced concrete for radiation shielding. Wall thickness on a steel prefab is measured in millimetres. For Swiss Level 1 standard, it is measured in hundreds of millimetres. Protection Factor is primarily a function of mass per unit area.

They cannot be integrated with the building above. A prefab buried in the garden has no relationship to the main residence. A custom shelter integrated into a new-build shares foundations, waterproofing, and services.

Note

Commissioning gap Prefab unit suppliers deliver and install a product. A commissioning process that verifies NBC filtration performance, confirms positive pressure, and documents blast door seal integrity is a specialist activity that most prefab installers do not offer.

What Custom-Built Shelters Can Do

A custom-built shelter is designed from scratch for a specific site, occupancy, protection level, and duration. Everything is coordinated and the performance of the whole system is verified at commissioning. This allows:

  • Defined protection level. The specification states the Protection Factor, blast overpressure resistance, and NBC filtration performance as engineering numbers.
  • Site optimisation. Ground conditions, existing foundations, and plot geometry are all accounted for.
  • Occupancy-appropriate life support. Power, water, and air are sized to actual occupancy for actual duration.
  • Integration. A custom shelter integrated into a new-build at a fraction of the cost of a later retrofit.

Who Each Option Is Right For

Prefabricated bunker is appropriate for
Tornado protection and short-duration sheltering. Budgets under $200,000 installed. Locations where custom excavation is not feasible. Clients who understand and accept the protection limitations.
Limitation: civil disturbance scenarios
Above-ground air intakes and ventilation infrastructure are accessible from the surface. Only concrete-encased blast-rated surface infrastructure closes this gap — which is standard in properly specified shelters.
Custom-built shelter is appropriate for
Any requirement for genuine NBC protection or a defined protection factor. Extended occupancy for more than four people. New-build projects where integration is possible. Clients for whom verified performance is the requirement.
